BOARD OF ZONING ADJUSTMENT

The Board of Zoning Adjustments held a public hearing in Room A102 of City Hall. A notice was placed in the Grand Forks Herald, as required by City Ordinances.

Chairman Kent Anderson called the meeting to order at 10:35 AM.

Members present were: Kent Anderson, Del Scholler, Lynn Vreeland, Mark Peterson, and Jim Galloway.

Members absent were: Bob Kleve.


It was moved by Lynn Vreeland and seconded by Del Scholler to dispense with the reading of the last meeting’s minutes. Motion passed unanimously.


The following appeals were heard:

1. Alvin & Diane Shervold, 2501 S 83rd St, have made a request for a variance to the accessory building requirements [Table 18-0206(5) of the Land Development Code] in order to build a detached garage. Legal Description: Lot A, Countryside Subdivision.

It was moved by Jim Galloway and seconded by Mark Peterson to allow only twenty-five feet (25’) of sideyard setback in order to build an outbuilding. Motion passed unanimously.


2. Rodney Benefield, 1029 N 4th St, has made a request for a variance to the accessory building requirements [Section 18-0305 of the Land Development Code] in order to build a detached garage. Legal Description: Lot 1, Block 45, McCormack’s 2nd Addition.

It was moved by Del Scholler and seconded by Jim Galloway to allow only two feet (2’) of second front yard setback in order to build a detached garage. Motion passed unanimously.


3. Paul & Cindy Andrade, 1011 23rd Ave S, have made a request for a variance to the side yard setback requirements [Section 18-0209(9) of the Land Development Code] in order to build an addition on to the home and make the existing garage attached. Legal Description: Lot 9, Block 11, Cox’s Addition.

It was moved by Lynn Vreeland and seconded by Jim Galloway to allow only five feet (5’) and three feet (3’) of sideyard setbacks in order to build an addition on the home. Motion passed unanimously.


4. Bruce Henkel & Berit Borge, 2015 University Ave, have made a request for a variance to the accessory building requirements, and impervious surface area coverage requirements [Sections 18-0305 & 18-0208(7) of the Land Development Code] in order to build a detached garage. Legal Description: Lot 4, Block 4, Dacotah Place Addition.

It was moved by Del Scholler and seconded by Mark Peterson to allow only seven feet (7’) of setback in front of the overhead door and up to forty-five percent (45%) of impervious surface area coverage in order to build a detached garage. Motion passed unanimously.



Lynn Vreeland moved for adjournment and was seconded by Jim Galloway. Motion passed unanimously.
