Frequently Asked QuestionsDoes the Ren Zone provide funds for my project?
No, the Ren Zone reduces your income and/or property tax liabilities, it does not provide grants or loans.
I just found out my property is in the Ren Zone. Are benefits available retroactively? As an incentive program, Ren Zone projects must be approved PRIOR TO the start of your project. This means
Lease Projects: Must have approval from the state before execution of a lease OR before opening for business;
Rehab/New Construction projects: Must have approval from the state before any demolition, construction, modification, etc. has been done;
Purchase projects: Must have approval from the state before a sale closes.

How long does it take to get a project approved?
Ren Zone projects have to be approved by both the City (by City Council action) and the State (by the Commerce Dept.’s Division of Community Service). Depending on when a complete application is received in relation to the City Council meeting schedule, this may take up to six weeks; however, approval is usually provided in less than 30 days.
Do I have to go to City Council?
No. You are welcome to attend the meeting but it is not required.
Can I request an extension?
No, Ren Zone benefits are meant to provide a five-year incentive, not a permanent tax break. However, if you sell your Ren Zone property before five full years of benefits have been exhausted, they can be transferred to the new owner.
